LPG Boiler Lockout: What it means for your business and how to prevent it

No business wants to deal with the disruption, lost productivity, and unexpected costs that come with unplanned downtime. Whether it’s lost revenue, interrupted supply chains, or costly emergency repairs, the consequences can be far-reaching, especially for those off-grid businesses that rely on LPG and don’t have access to the mains gas grid.

While LPG boiler lockouts are designed as a safety measure – to prevent damage, fire risks, or dangerous faults – they can bring entire operations to a halt. And when your business relies on heating or hot water, the impact can be immediate and serious.

In sectors such as hospitality, catering, care homes, or manufacturing, for instance, consistent heat and hot water aren’t just conveniences – they’re critical. A boiler lockout can halt operations entirely. For instance, hotels can’t heat public spaces or guest rooms, or provide hot water for showering. Manufacturing processes or food production businesses depend on consistent heat, so a boiler lockout can result in product quality suffering, leading to defective or wasted products.

In this blog, we’re going to take a look at why boilers lock out, and what actions can be taken to prevent boiler lockout and the wide-ranging consequences, from missed deadlines and unplanned costs to safety risks.

Why do boilers lockout?

A boiler running on commercial gas will lock out when it detects a fault and shut itself down to prevent further damage or danger – it’s the boiler’s way of saying ‘Something isn’t right here – better safe than sorry’.

The display unit will usually flash up with an error code to inform you of the fault. You will need to refer to the boiler manual.

Boilers can lock out for several reasons – if yours has locked out, you may notice flashing lights, a fault code on the display panel, or both. It could be a simple glitch, in which case you may be able to reset the boiler and get it back up and running. But it could also be a sign of something much more serious.

Let’s look at some of the common causes of boiler lockout:

  • Power supply issues – loss of power due to wiring problems or a blown fuse, or even a power cut, can cause the boiler to stop working.
  • Low gas pressure or no gas supply – first, check your LPG bulk tank to make sure you haven’t run out. If your tank is empty, contact your LPG supplier and request a refill. However, if your boiler pressure is too low or too high, your boiler may lock out. The normal range is 1 – 1.5 bar. Whilst low pressure can be resolved by adding water through the boiler filling loop then resetting the boiler, high pressure can indicate a more serious issue that requires a qualified GAS SAFE registered engineer.
  • Ignition failure – most boilers will lock out after three unsuccessful ignition attempts. If your boiler continues to lock out after 2 or 3 attempts or there are any unusual sounds or smells coming from the boiler, contact a GAS SAFE engineer to check out the boiler.
  • Blocked pipework – the condensation pipe can clog or even freeze in cold weather. You can try and thaw the pipe using warm water (not boiling).
  • Pump or circulation failure – when the water isn’t flowing properly due to a failed pump or an airlock, the boiler will lock out to avoid overheating. Look for leaks around the pump or abnormal sounds such as grinding or whining.
  • Faulty fans – over time, a fan may wear out and stop running efficiently. As the fan in the boiler provides air to the burner, when it fails, it can trigger a lockout to prevent further damage.
  • A faulty PCB (printed circuit board) – the PCB controls many of the boiler’s functions, and if it fails, it is likely it will need to be replaced.

Prevent lockouts – maintain a routine service program

The best way to avoid boiler issues? Routine maintenance.

Lockouts often stem from issues that could have been spotted and fixed early. So it’s important for any business to schedule routine and regular servicing with a qualified GAS SAFE registered engineer to ensure the LPG boiler is safe and properly maintained – regular maintenance is critical and can identify potential issues before they lead to a lockout.

In the UK, it’s a legal requirement for any commercial premises with gas appliances to have an up-to-date gas safety certificate, which must be reissued every 12 months to ensure compliance and can only be issued by a registered GAS SAFE engineer. These Gas Safety Certificates should be kept for at least 2 years.  Not having a valid gas safety certificate puts the business owner in breach of the UK’s gas safety regulations and can lead to fines, prosecution, or even closure of the business in serious cases.

Your GAS SAFE engineer will perform a thorough inspection of your LPG boiler, flue and pipework for signs of wear and tear, damage and corrosion, then conduct tests to verify that the pressure and functionality meet the manufacturer’s specification.

In addition to the annual boiler service, there are checks you can do – regularly check your boiler’s pressure to make sure it’s within the recommended range, and make sure that the boiler has proper ventilation as blocked vents can cause overheating and system failures. It’s also a good idea to get to know your LPG tank and installation.

LPG boiler locked out? Here’s what you should do

Turn off the commercial gas boiler, then check the display panel for any error code, message, or warning lights. Refer to the boiler manual which may contain specific troubleshooting steps. Inspect the supply – is your LPG storage tank empty? If so, contact your LPG supplier to request a refill, then reset the boiler.

Locate the boiler reset button, press, hold down for a few seconds, and wait for the boiler to fire up. If it restarts and stays running – great!

If it doesn’t reset or keeps locking out after 3 attempts, it may indicate a more serious issue. For safety’s sake, do not attempt any repairs but call out a qualified GAS SAFE engineer who will get your boiler up and running again.
